This website is published by Ocean WorldWide Company Limited, trading as Ocean Worldwide Real Estate, of 78 Lagoon Road, Cherngtalay, Thalang, Phuket 83110, Thailand. Using it means accepting these terms. If you do not accept them, please do not use the site.

What the property listings are

Everything on this site is an invitation to enquire, not an offer capable of acceptance. No listing forms part of any contract, and nothing here commits either of us to a sale.

Listing details — prices, sizes, plot areas, bedroom and bathroom counts, tenure, completion dates, fees and photographs — come from the owner or the developer. We check what we reasonably can, and we tell you in writing what we found on any property you shortlist. But we cannot guarantee that every figure is accurate or current, floor and land areas are approximate, images and computer renders are illustrative rather than a promise of what will be built, and a property may be sold, withdrawn or repriced before the page catches up. Verify anything you intend to rely on before you commit money.

Prices are shown in the currency in which the seller quotes them, usually Thai baht. Any conversion shown is indicative. Transfer fees, taxes and other costs are set and collected under Thai law at the Land Office and are itemised for each property in writing.

The guidance on this site, including anything we write about foreign ownership, leases, company structures, taxes or resale, is general information. It is not legal, tax or financial advice, it is not a substitute for your own advisers, and it may not fit your circumstances. Thai law and the way it is enforced change. Before you commit to a purchase, take advice from your own Thai-licensed lawyer and, where money is moving across borders, from a tax adviser. We can introduce you to firms we work with; they act for you, not for us.

We do not offer guaranteed returns, rental yields or capital growth, and any figures we quote for comparable properties are historic rather than a forecast.

How we act

We act as a real estate broker. On most sales we are instructed by the seller or the developer and paid a commission by them, which is disclosed to you on request. Where we introduce you to a broker in a market we do not operate in ourselves, that broker is responsible for their own advice, their own listings and their own conduct; we are making an introduction, not standing behind their work.

Using the site

You may browse the site, and print or download pages for your own use in looking for a property. You may not scrape it, copy our listings or photographs for another agency or portal, resell our content, or use the site to send anyone unsolicited marketing. Do not submit anything false, unlawful or belonging to someone else through our forms.

Intellectual property

The text, photographs, video, layout, logo and name on this site belong to us or to the owners and developers who supplied them, and are protected by copyright and trade mark law. Nothing on the page grants you a licence to reuse them.

Other people's sites

Where we link to a developer, a portal, a social network or a podcast platform, we do not control what they publish or how they handle your data, and the link is not an endorsement of everything on the other end of it.

Availability and liability

We try to keep the site up and correct, but we do not promise it will be available without interruption or free of error, and we may change or withdraw any part of it. To the extent the law allows, we are not liable for indirect or consequential loss, for loss of profit or opportunity, or for decisions taken in reliance on site content without the verification described above. Nothing here limits liability for fraud, for death or personal injury caused by negligence, or for anything else that cannot lawfully be limited.

Privacy and cookies

What we do with your information is set out in our privacy policy, and what we set in your browser is set out on the cookies page. Both form part of these terms.

Changes and governing law

We may update these terms; the date at the top of the page shows when we last did, and the version in force is the one published when you use the site. These terms are governed by Thai law, and the courts of Thailand have jurisdiction over any dispute arising from them.
